Buyer Closing Preparation

  • Three days before closing, East Texas Title Companies will work with your lender to provide you with a Closing Disclosure. It will include:
    • Loan Terms including loan amount, term and interest rate
    • Final Costs including all fees, pro-rations, taxes and other charges and credits associated with your purchase
    • Comparison against terms and costs provided in the Loan Estimate (LE) previously provided by your lender
  • Your closing will be scheduled at your convenience
    • In person – in one of our closing offices, or we will come to you
    • Online – we offer safe, secure, virtual closings using the latest encrypted technology
  • At closing, you will need to present an original, unexpired government ID with Photo (i.e., Driver’s license, Passport) and a second form of ID with a photo if possible
  • WIRED FUNDS ARE REQUIRED – Please be advised that East Texas Title Companies does not accept emailed or faxed wiring instructions. We require that all wiring instructions be delivered directly to the closing office and will be verified. We do not accept any change in wiring instructions once received.

Seller Closing Preparation

  • No later than the date of closing, East Texas Title Companies will provide you and the buyer’s lender with a Seller’s Closing Disclosure, which will provide the actual terms of your transaction, including sales price, adjustments to prepaid items, your loan payoff(s) and other details.
  • Your closing will be scheduled at your convenience
    • In person – in one of our closing offices, or we will come to you
    • Online – we offer safe, secure, virtual closings using the latest encrypted technology
  • At closing, you will need to present the following items:
    • An original, unexpired government ID with Photo (i.e., Driver’s license, Passport)
    • Evidence of recent tax payment (if payment was made within the past 30 days)
    • Evidence of recent HOA payment (if payment was made within the past 15 days)
    • Evidence of recent mortgage payment (if payment was made within the past 10 days)
    • Wiring instructions if we will be wiring seller proceeds to you. Wiring instructions must be to an account held in the same name as ALL of the property owner(s)
